Private Residential & Treatment Therapy Centre

HOW Planning secured full planning permission on behalf of its client, The Bridge, for a private residential treatment and therapy centre, located in an area of Green Belt land in Cuddington, Cheshire.

Planning for the 23 bed scheme has been approved by Cheshire West and Chester Council and includes the demolition of all existing buildings which were previously home to the IMap Residential Special School, the main building of which is locally listed. The Gatehouse, which is a single storey building located close to the A49 Forest Road, will remain as part of the plans which also include associated landscaping, infrastructure and parking.

The successful application demonstrated how the proposals comply with the NPPF, allowing the development of a replacement building in the same use class and of a size that is not materially larger than the existing, alongside relevant policies relating to openness of the Green Belt. The planning approval will enable The Bridge to develop the first purpose built residential treatment and therapy centre in the UK, setting a pioneering example for the future of care.

HOW worked with the community and local stakeholders throughout the process to ensure all concerns were addressed. The application successfully demonstrated that the scheme would not be detrimental to the openness of the surrounding area and that its use will provide significant social benefits which will outweigh the loss of the locally listed building.

The design for the Centre has grown out of years of experience in the field of therapy and treatment and has been created to not look institutional or intimidating in order to establish a homely, peaceful atmosphere. The design is based on a courtyard layout with the character of rural barns, sympathetic to the rural setting. The site it sits within is well screened by tree lined borders which surround the Centre and as a result views of the property will be extremely limited.

The new Centre will treat private clients on a voluntary basis, tackling a wide range of issues through a variety of holistic treatments and programmes.
