Skelton Retail Scheme

Redcar and Cleveland Council has approved plans for a new 41,470 sq ft retail scheme in Skelton-in-Cleveland, following submission of a full planning application by Manchester based HOW Planning.

Acting on behalf of Urban and Civic, HOW Planning provided planning advice for the edge of centre development, which occupies a gateway location to Skelton town centre.

The Pheasant Fields Lane site is located adjacent to an existing Asda supermarket and a consented Aldi Foodstore and Marston’s Public House, all of which will contribute to making Skelton a more attractive retail destination. Planning has been approved for a 22,500 sq ft retail unit, with 5000 sq ft garden centre which will be occupied by B&M Bargains, as well as two smaller retail units and a drive-thru McDonald’s restaurant.

The new development will facilitate harmonious travel between the existing, consented and proposed retail within the immediate area and will improve the economic sustainability of Skelton by strengthening the local economy through investment and employment. It will also help reduce the need of local residents to travel outside of Skelton for convenience goods which will divert trips from the wider highway network, including the A174.

On completion, it is expected that the scheme will create in excess of 100 new jobs for the area.
