Phase III, Kings Hill

HOW Planning submitted an outline planning application on behalf of Liberty Property Trust UK Ltd to deliver the third phase of a comprehensive development at Kings Hill in Kent.

Kings Hill, the former World War II Malling Airfield site, has undergone extensive regeneration since Liberty Property Trust UK Ltd were selected by Kent County Council in 1987 as a Development Partner to transform the site into one of the largest mixed use developments in Europe.

HOW has been working on the prestigious scheme since 2011, submitting a number of planning applications, the most recent seeking approval for the demolition of existing buildings and removal of a section of Kings Hill Avenue. The plans pave the way for up to 975 residential dwellings which could include a retirement / care village; a new primary school with associated playing fields and land; a self-service petrol filling station; and high quality and attractive public open space including a new linear park.

Regeneration of the 265 ha World War II airfield site already includes the delivery of a high quality landscaped, mixed use development comprising 2,750 homes, high quality open space, extensive office space, two primary schools, an 18 hole golf course and a district centre, known as the Central Area, with retail and entertainment venues including an ASDA supermarket and Waitrose foodstore.

HOW has provided planning, environmental and community consultation advice to Liberty Property Trust throughout the Phase 3 planning process. HOW project managed the application submission and prepared the accompanying Environmental Statement.
