Acting on behalf Chesterfield Waterside Limited, HOW Planning has secured reserved matters approval for Phase 1 of a new mixed use development as part of the major Chesterfield Waterside Development, situated in the centre of the Derbyshire town.
The decision is the first step in securing the design proposals for the southern area of the Basin Square site, confirming the scale and layout of the mixed use commercial hub which will comprise residential apartments, grade A office space, hotel, multi storey car park together with ground floor retail uses including a small convenience foodstore, gym, restaurants and bars.
The buildings will be set in a new public square adjacent to the newly constructed canal basin, which forms the terminus for the Chesterfield canal, and will provide the new home for the Rosewall sculpture, created by the world renowned artist Dame Barbara Hepworth which will be permanently relocated from its temporary home in nearby Queens Park.
Basin Square is part of the £300 million mixed use regeneration scheme which is being delivered by Chesterfield Waterside Limited, a joint venture between Chesterfield based Bolsterstone PLC, Arnold Laver & Co Limited and Chesterfield Borough Council. The project is located directly adjacent to Chesterfield mainline railway station, which has recently been announced by the government as a future HS2 hub.
The Chesterfield Waterside Development is opening up a significant area of redundant brownfield land, and transforming it into a thriving new district. Plans for Basin Square mark the first step in securing the wider regeneration intentions for the site and will help to create new jobs and services to support the new community.
HOW Planning secured outline planning approval for the wider Chesterfield Waterside development in 2011. The latest reserved matters application for Basin Square will further enhance the waterside environment and new residential community that is being created by the scheme.
The 25ha Chesterfield Waterside site is made up of land within the A61 and Chesterfield Canal Corridor; the former industrial area has been specifically allocated as an Area of Major Change by the Council. This major employment and residential led mixed-use regeneration scheme is expected to create approximately 2000 jobs when complete.
In addition to the first phase of the Basin Square development area, the wider development will include residential apartments and family housing, retail and office accommodation, a doctor’s surgery, crèche, two hotels, a health & fitness facility, a nursing home and two 6 storey multi-storey car parks as well as financial/professional services, restaurants, drinking and hot food establishments. All will be incorporated within six distinct character areas, which will help to create a vibrant new community.
This area of land will be converted into a new mixed use commercial hub and will comprise a hotel (7-storey, 84 rooms, incorporating retail at ground floor), an office building (6 storeys, incorporating retail at ground floor), private rented sector apartments (8-12 storeys, delivering 80x1 bed & 230x2 bed), a seven storey multi-storey car park (442 spaces) and associated public realm works including a new centrally positioned public open space.
