3 St Peter’s Square

Acting on behalf of developers Property Alliance Group, HOW Planning secured planning permission from Manchester City Council for the redevelopment of 3 St Peter’s Square; the final piece in the wider St Peter’s Square Masterplan.

The plans include the demolition the existing office on 3 St. Peter’s Square to create a new leisure development. Property Alliance Group aim to deliver a high-quality building combining a 326 bed hotel and a 256 bed aparthotel with proposed end users Motel One and StayCity respectively.

A broadly similar proposal which included a residential element to the scheme was submitted previously but despite receiving largely positive feedback was withdrawn to make way for a number of alterations.

The team from HOW was brought in to deliver new proposals to create a bold new scheme which will act as a catalyst for further development and provide the city of Manchester with additional high quality hotel accommodation.

The scheme is located in the George Street Conservation Area of the city and close to a number of other conservation areas. The design has been carefully considered to ensure that the proposed development will not affect the ability to appreciate the conservation areas or affect any of the surrounded listed buildings.

The proposed new hotel will comprise front and back of house facilities with basement plant room whilst the aparthotel will comprise ground level concierge entrance, basement cycle storage and 9th floor reception and back of house spaces.
